Inspect Your Parking Lot for Cracks and Damage

Walk through your parking lot and take note of any cracks, pits, or other damage, no matter how small they seem to be. Even small cracks can become major problems over time and you will need to know where they are to proceed with any additional maintenance. 

Fill the Cracks

The next step in your paving maintenance process is to fill the cracks that will respond well to filling. Not all cracks and pits in your asphalt parking lot can be easily filled.

There are cracks that look somewhat like spiderwebs, for example, that are not going to be resolved through simple filling. These cracks have a point that seems like the center with several cracks radiating out from that point. Such cracks are difficult to fill because new ones will continue to develop and grow. If you do not have any spiderweb cracks in your pavement, you can proceed with the filling process. 

Consider Sealcoating Your Parking Lot

Finally, in order for asphalt to be as durable and tough as possible, it needs to be sealed from time to time. This process is known as sealcoating and is designed to protect asphalt paving from all of the elements including sunlight, strong weather, and even the fluids leaked from cars.

Generally, it is recommended that a parking lot or other paved structure have the sealcoating redone every two to three years. If it has been that long since you performed major maintenance on your parking lot, this spring is the time to do it. The spring and summer seasons are full of rain, hail, and other major weather as well as intense exposure to sunlight. It is best to give your parking lot every advantage possible so that it can make it through these seasons.
